Interior design for hotels and restaurants shaped around guest experience and operational clarity. Concepts are developed into coordinated material, lighting, and FF&E packages, with mock-ups where required, followed by tender support and construction oversight through completion.

ENGAgement Mandate

AND Studio operates under a structured Hospitality Interior Design Engagement Mandate. The Professional Investment reflects design complexity, area coverage, brand coordination intensity, guest experience ambition, and project duration — and is not derived from per-square-foot, per-key, or percentage-based formulae.

A. Boutique Mandate

Projects with estimated development of ₹75 Cr, 50–75 keys, 35–50 Lacs/key – Complete interior design services — Concept through Tender Documentation – Mockup room design, documentation and review – Material specification, FF&E selection and scheduling – Brand / Operator technical coordination – Construction-stage design guardianship (limited) – Principal-led design oversight – Defined Design Window: Up to 14–18 months – Defined Project Engagement Window: Up to 18–22 months

B. Premium Mandate

Projects with estimated development of ₹75–125 Cr, 75–125 keys, 50–75 Lacs/key – All services under Boutique Mandate – Extended FF&E specifications and vendor coordination advisory – Enhanced construction-stage involvement and site visit frequency – Art curation advisory (selection guidance, not procurement) – Defined Design Window: Up to 18–22 months – Defined Project Engagement Window: Up to 22–26 months

C. Flagship Mandate (Limited Intake)

Projects with estimated development of ₹125 Cr+, 125 keys, 75 Lacs–1.5 Cr/key – All services under Premium Mandate – Dedicated principal involvement across all design stages – Bespoke material exploration and custom FF&E development – Art curation and procurement advisory – Guest experience narrative development – Limited to 2 Flagship interior mandates annually – Design Window and Engagement Window: mutually agreed – Defined Design Window: Up to 22–26 months – Defined Project Engagement Window: Up to 26–30 months

scope of services

Services are provided in distinct phases. Services are strictly limited to those described in each phase. Any service not specifically mentioned is excluded unless agreed in writing as an Additional Service.

Stage 01 — Concept Design

Upon payment of fees due and approval of Concept Design, AND Studio will prepare drawings to illustrate the scale and relationship of the project. - Developed interior layout plans for all areas - Updated material and finish palette - Elevation drawings for all key spaces - Ceiling plans (design intent with lighting zones) - Consolidated material and finish schedule - Lighting mood and strategy - Preliminary FF&E schedules and vendor direction

Stage 02 — Schematic Design

Schematic Design – Developed interior layout plans for all areas – Key interior elevations for major spaces – Ceiling concept plans (design intent) – Updated material and finish palette – FF&E mood references and preliminary selection – Finalised layout plans with furniture placement – Elevation drawings for all key spaces – Ceiling plans (design intent with lighting zones) – Consolidated material and finish schedule – Lighting mood and strategy – Preliminary FF&E schedules and vendor direction

Stage 03 — Mockup Room Documentation & Review

Upon payment of fees due and approval of Schematic Design, AND Studio will documentation for the mockup room. - Complete interior drawings for the mockup room(s) - Detailed furniture drawings and specifications - Material and finish specifications for mockup - Coordination with contractor during mockup build - Mockup review visit and feedback documentation - Post-review amendments and approval

Stage 04 — Design Development

Upon payment of fees due and approval of Schematic Design, AND Studio will prepare detailed design development drawings. - Detailed interior drawings for all areas (plans, elevations, sections, details) - Developed ceiling plans with lighting integration - Custom furniture design and detailing - Custom joinery / millwork drawings - Detailed material, finish, and hardware specifications - FF&E final specifications and layout integration - MEP coordination drawings (ceiling services, power, HVAC) - Lighting designer coordination (if appointed)

Stage 05 — Tender Documentation

Upon payment of fees due and Design Freeze confirmation, AND Studio will prepare drawings illustrating design intent showing materials, sizes, and forms. - Complete working drawing set for all areas (interior works) - Detailed joinery, furniture, and FF&E specifications - Material, finish, and hardware schedules - Tender-ready drawing package (PDF and CAD) - Design intent notes for contractor reference - Specification documents for major materials and systems

Stage 06 — Design Guardianship (Construction Stage)

AND Studio provides limited design guardianship during construction to protect design intent. This stage is NOT full-time supervision. - Periodic site visits for visual design review. - Review of shop drawings and material submittals for design intent compliance - Responses to design-related RFIs and site queries - Preparation of interior design punch list for areas within scope - Final design review and sign-off - Exclusions from Guardianship: Full-time supervision, project management, payment certification, contractor scheduling, safety inspections, and statutory compliance remain the sole responsibility of the Client, PMC, and appointed contractor.
