Hospitality Architecture

A full architectural service for hospitality projects, led from brief and site appraisal through concept, development, statutory approvals, and construction documentation. The studio remains engaged during execution to protect design intent and ensure coordinated delivery on site.

ENGAgement Mandate

AND Studio operates under a structured Hospitality Architecture Engagement Mandate. The Professional Investment reflects engagement bandwidth, design complexity, brand coordination intensity, and project duration — and is not derived from area-based or percentage-based computation.

Boutique Hospitality Mandate

Projects with estimated development of ₹75 Cr, up to 80 keys – Full architectural design services — Concept Design through Tender Documentation – Brand technical coordination and operator interface – Consultant coordination (structural, MEP, landscape, lighting — as applicable) – Construction-stage design guardianship (limited) – Principal-led design oversight – Defined Design Window: Up to 16–20 months – Defined Project Engagement Window: Up to 20–24 months development value

Premium Hospitality Mandate

Projects with estimated development of ₹75–125 Cr, up to 80–200 keys – All services under Boutique Mandate – Extended consultant coordination scope – Enhanced construction-stage involvement and site visit frequency – Defined Design Window: Up to 20–24 months – Defined Project Engagement Window: Up to 24–28 months

Flagship Hospitality Mandate (Limited Intake)

Projects with estimated development of ₹125 Cr, up to 200+ keys – All services under Premium Mandate – Dedicated principal involvement across all design stages – Pre-design advisory and spatial strategy – Limited to 2 Flagship mandates annually – Design Window and Engagement Window: mutually agreed – Defined Design Window: Up to 24–28 months – Defined Project Engagement Window: Up to 28–32 months

scope of services

Services are provided in distinct phases. Services are strictly limited to those described in each phase. Any service not specifically mentioned is excluded unless agreed in writing as an Additional Service.

Stage 01 — Concept Design

Prior to commencement, AND Studio will review all Client-provided information and conduct research into site conditions, context, and project objectives. A collaborative design workshop may be conducted to align expectations with the Client and Operator. -Concept description and design narrative -Design mood and style imagery -Public area zoning diagrams and massing studies -Mock-up unit layout (preliminary) -Layout plans for main building levels

Stage 02 — Schematic Design

Upon payment of fees due and approval of Concept Design, AND Studio will prepare drawings to illustrate the scale and relationship of the project. -Developed site plan and massing refinement -Floor plans for all main building levels -Sketches of key areas -Developed elevations with external material direction -Interior elevations for key areas illustrating design intent -Digital materials boards for key areas -FF&E selection for key areas in presentation format Renderings

Stage 03 — Design Development

Upon payment of fees due and approval of Schematic Design, AND Studio will prepare detailed design development drawings. -Furniture plans and floor finish plans -Reflected ceiling plans indicating ceiling heights, decorative fixture locations, and interior finish callouts -Selected interior section/elevations with finish and material reference callouts Indication of key fixtures and furniture -Finish and material schedule

Stage 04 — Tender Documentation

Upon payment of fees due and Design Freeze confirmation, AND Studio will prepare drawings illustrating design intent showing materials, sizes, and forms. Coordination with other consultants and design query responses are included. -Final furniture plans and floor finish plans -Final reflected ceiling plans with ceiling heights, decorative fixture locations, and interior finish callouts -Final selected interior section/elevations with finish and material reference callouts -Final selected millwork drawings and details -Final door schedule and typical details -Final furniture and fixture specifications -Final hardware and sanitary specifications

Stage 05 — Mockup Room (If Applicable)

Where the scope includes interior design for mockup rooms, AND Studio will prepare mockup room drawings, FF&E specifications, and schedules. Applicable for one Typical King Guestroom with partial corridor, and one Typical Villa, if within scope. -Furniture plans and floor finish plans -Reflected ceiling plans -Selected interior elevations -Millwork drawings and details -FF&E specifications -Hardware and sanitary specifications -2 sets of A4 material specifications -2 sets of control samples (extra requests reimbursed at cost) Note: Mockup Room scope applies only when AND Studio is engaged for interior design on the project. If a separate Interior Design Consultant is appointed, mockup room documentation falls under their scope.

Stage 06 — Construction Documentation

AND Studio will provide limited involvement during construction to protect design intent. This stage is NOT full-time site supervision. -Review of RFIs for design clarification -Review of shop drawings and samples (for design intent only) -Periodic site visits (________ visits included, as agreed) -Site observation reports following each visit -Design input on variations affecting design intent -Attendance at pre-construction meeting with Client, PMC, Operator, and Contractors -Explicit Exclusions from Guardianship: Full-time site supervision, project management, payment certification, safety or statutory inspections, contractor scheduling, BOQ or cost estimation — all remain the sole responsibility of the Client, PMC, and appointed contractor.
